irstly, I would like to thank God almighty for giving me life, strength, the vision, and spirit to fight through the ups F and downs that I have been through and that have made me the person I am today. Without God, I would not be where I am right now. To the Lord, who, ever since I turned to You and put my trust in You, has given me a new strength that has made my life better. ABOUT DANIEL MOSES

Where did I come from?

was born and raised in Nigeria, Edo state. My search for a better life began in 2004 when I first visited the United King-I dom for a short holiday. After a few visits, I met my girlfriend (who is now my wife) and made up my mind to settle in England.

This was not an easy decision since I had no family in the UK. I went through a series of typical ups and downs that come with settling in a new country. By 2012, things had gotten tougher, and my life was a massive rollercoaster. I was unable to overcome the issues I faced, so I decided to relocate to Nigeria with plans to set up a transportation business.

After doing research on the transportation sector, I eventually started a business in the transportation of oil and gas in Nigeria.

The business focused on delivering refined oils such as petrol, die-sel, and kerosene from the depot to petrol stations, where it was then sold to the end-user. This business gradually became successful, and we grew from a very small oil and gas transportation company who owned one truck to owning eight trucks between 2012 and 2015.

This was a huge success for me, especially in Nigeria, where making a profit in such a business was really challenging and stressful.

The business was turning a good income for me while my wife and kids remained in the UK, which presented its own unique challenges. I had to travel back every three months and stay with my family for three weeks before heading back to Nigeria to manage the business. Towards the end of 2015, this lifestyle began to take its toll. The business became difficult to continue, and the additional pressure surrounding wanting to be more present for my family weighed heavy on me. In addition to this, I suffered a major crisis that led to a massive financial loss to the tune of over

£150,000 in the business. This prompted me to make the drastic decision to relocate once more.

I moved back to the UK and joined my family, living off the little profit left from my business in Nigeria while trying to figure out what to do next. Soon after, I got a job with a delivery company and worked there for a few months before a friend told me to research TFL opportunities. This led me to obtain a TFL license, and soon I became an Uber driver. This provided a decent monthly income, but this journey as an Uber driver presented its own challenges, especially having built a successful business in Nigeria and then losing it all.

I eventually found myself in property, through what I believed was grace from God. As I grew tired of being a taxi driver, I one day stumbled upon an advert that said, “Make money, control property,” on Facebook early in 2017. I got myself the ticket to the two-hour event at a cost of £70. I attended, and was so blown away that I paid for an advanced training package with the same vi

speaker. Shortly after, I attended a range of networking events, training courses, and mentoring programs in London, learning as much as I could about the property industry. I invested large amounts of time, effort, and money in learning about the UK’s real estate industry.

In November 2017, I registered my business ‘South East London Properties’, which is now known as ‘Property Wealth Estate Ltd’.

Not only have I built a business in Rent-to-HMO that has turned over £500,000, but I have also started multiple businesses in property, all individually succeeding. In addition, I have also become a portfolio millionaire, with assets in excess of £1.4 million.

Through Property Wealth Education (PWE), I have had the priv-ileged of coaching and mentoring hundreds of individuals into a new opportunity for wealth creation, reporting tremendous wins.

I continue to build by helping individuals generate income with limited start-up capital through my proven system in Rent-to-HMO, Deal Sourcing, Buy Refurb Rent and Refinance (BRRR).

This is just the starting point for my vast future plans to impact and help others change their lives.

INTRODUCTION

would like to begin this book with a warm welcome to you.

I really believe we can all achieve our dreams if we do the I work, and I sincerely hope this book is an asset to you on your journey. You may have picked this up as a person totally new to property wealth, or maybe you are a seasoned Rent-to-Renter who is hoping to refresh your insight on how to make this strategy more profitable for you. Whatever your position, the intention is the same, I have provided you with a basic guide to getting started and developing a Rent-to-Rent business, and I hope it yields the results that will take you to the next level. The book is written in chapters, each chapter focusing on a particular element of the journey. First, providing a basic understanding of the core concepts, then giving you step-by-step direction on the process of generating income using this strategy. As a part of my business, I work with hundreds of individuals whose experience has shaped my knowledge and given insight that has increased the value this book can provide. For data protection reasons, I have changed the names and details of the examples I have given, but the figures and events included are all factual. I decided to include this extra element because I felt it was important for you to learn from those who may have had situations similar to what 1

you may encounter that you can still relate to and learn from. I make many recommendations for you to follow. The companies I suggest are businesses we have worked with at PWE, some of which have been provided to us as recommendations from mentees and associates. I can only vouch for these companies based on our experience, so I encourage you to do your own research and make sure that you are comfortable with every decision you make.

My first recommendation is that you read this book with a note-pad handy, and after each chapter, you make a note of the actions you need to take. Some actions you can take immediately; others require you to do more research, but always ensure you take some form of action to maximise the value available. I have done my best, alongside my team, to put this book together as clear, simple, and to the point as possible; the work of success is up to you.

My intention in writing this book is to be as honest and transparent as appropriately possible, to share the beauty and the ugly truths involved in Rent-to-Rent. This book was not written to sell you pipe dreams or present an easy route to success. There are many gurus who make their money from presenting an easy process that does not include some of the harsh truths and facts. I am not one of them. I want to see you succeed, but that does not work by just sharing the path you should take. Part of the process is sharing with you the potholes in the road so you know what to avoid.

Well done for taking the first step to more wealth and success; let us begin.

MINDSET FOR SUCCESS

ne of the things we really talk about in Property Wealth Education is growth and mindset. When I think about O my business partner, Kevin Kjudje, who was my first student over two years ago. His personal growth from being someone who had lots of distraction, no clear knowledge in rent to rent and property in general, to now having a decent income from Rent-to-Rent in addition to becoming the marketing and sale director of Property Wealth Education; a company that has generated countless success stories in pass 12 months.

The growth of so many of our mentees, such as Mr. Neal – seeing where he has reached is amazing. To think that these individuals, among many, have been able to get started on their journey less than two years ago and have been able to achieve tangible results.

In addition, we are all part of a community who have supported the development and content in this book to help transition you from being an ordinary person, to extraordinary through property. We have learnt that every single one of us has that power within us to do it. If I can do it, and lots of our mentees and students like Kevin can, and Mr. Brown, who took on his first 3

deal in 2019, can, then anyone can do this. So, at this particular point, the first thing I am going to address is the mindset that you need for Rent-to-Rent, and to succeed in life and business.

Many people end up having a lot of blockages when they come into our sessions and webinars without knowing the right way to think and create a path to success. One of the things I always say is that if you are first successful in your mind, then success can be released from your mind into your heart. It must first exist in your brain for it to get to your heart, and honestly, you can literally create whatever you think in your mind. Ultimately, we are what we think and dream of. If you are consistently putting yourself under stress and recognising everything around you as stress, believe me, stress is going to be constantly all around.

Some of you may have read ‘The Law of Attraction’, or you may have watched ‘The Secret’. Both the book and the video highlight the important idea I am trying to communicate. They feature fantastic reports of many people getting exactly what they were thinking of. Here is a simple example many can identify with: if you were driving from Luton to London for an important function and suddenly had a flat tyre, you might feel angry and frus-trated. If you pay attention carefully, those emotions are what you would also get for the rest of the day. You would go to Ella and say, “Ella, I had a flat tyre.” Then you’d go to Jenny and say,

“Jenny, I had a flat tyre.” Guess what? The whole of your day is going to be flat tyre, flat tyre, flat tyre! Life happens, and when it does, it can change your mood terribly. One of the things you must learn to do is to have the right mindset to create what you 4

want despite what happens, especially when it comes to achieving success.

Happiness Is A Choice

I would like you to ponder on a few things. Within your mind, answer the following question: Is happiness a choice?

At PWE (Property Wealth Education), we believe happiness is a choice. If you choose to be happy, happiness will find you. It is important to do all you can to utilise your choice to be happy, to engage your financial circumstances. One of the things I have been able to do as an individual over the last four years is attract the right things. I discovered that the key to attracting the right things, the right people, the right money, the right network into my life was choosing to be happy and positive wherever possible.

I can feel angry for a moment but choose not to continue to be angry, in order to manifest the right things. What people see of me on social media is my reality. I am always excited, and I hardly get angry. Those who know me and work with me can attest to this. So, it is very important that you choose to be happy and positive so that that energy and mindset can be the fuel to build the financial life of your dreams.

Dealing With The Confusion

The second question I want you to think about and answer for yourself is: Do you find yourself confused? What I mean is, do you feel that, no matter how much things are explained and broken down, there is a struggle to understand certain things? At some point, someone has tried to explain Rent-to-Rent to you, 5

for example, but it just won’t go in. Most of the people we meet share this problem with us, but at PWE, we realised the problem was that people did not want to invest in knowledge. One of our mentees, Mr. Timi, currently has fewer than nine properties in his portfolio. People have said to us, “Yeah, but he was lucky; he just found great opportunities.” They ignore that there was hard work behind all he has achieved. He invested in the right knowledge and resources to overcome his confusion. There is a way to completely knock out confusion. If you have the knowledge, the information, and the right training/mentorship, that will quench your confusion. One of the things I always tell people is to be willing to invest in themselves, spend money on their self-development and personal growth. From the beginning of my story, I have been training and educating myself, developing my knowledge year in and year out. I have transitioned into a new person over the years. Many people who knew me from my past have sat down with me and have said, “You're such a different person.” This is because I chose to be happy. I chose to eliminate confusion completely from my life by developing myself. A confused mind is a person who lacks knowledge in a particular strategy, but by the end of this book, my aim is to help you eliminate
